Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on. 

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

“Leyton has that rare mix of grit and warmth that makes everyday life feel a little richer. On Francis Road, Saturday mornings turn into catch-ups over coffee, while the High Road hums with the scent of everything from Peruvian fusion to fresh-baked bread. I love that you can be in Jubilee Park with the dog one minute, picnicking in Coronation Gardens the next, or heading to the Olympic Park for something completely different. It’s a place that gives you room to breathe without ever feeling sleepy.

The homes here have real soul;  Victorian terraces with bay windows, Edwardian conversions full of character, and just enough quirks to make each one unique. Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful – including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
